North Lake Tahoe’s Best Winter Resort Neighborhoods

Ski season is fast approaching and winter is on the brain. Lake Tahoe is an absolute dream destination for winter enthusiasts and that is because of its deep snow, 300 days of sunshine, moderate temps and proximity to 16 world-class resorts in the region. With so much to choose from, we wanted to call out our favorite winter resort neighborhoods in the North Lake Tahoe area. 

Olympic Valley

Olympic Valley is home to the newly renamed Palisades Tahoe resort. It’s a favorite resort of TEG and if you’ve ever skied or snowboarded here, you know why. This iconic resort (formerly known as Squaw Valley Alpine Meadows) is famous for its steep lines, wide open bowls, deep rooted Olympic history and breeding some of the best athletes in the world. Living in Olympic Valley offers some unique characteristics like proximity to the resort and The Village with great shopping and dining options. Residents can also take advantage of their unparalleled proximity to the slopes by accessing the Mountaineer shuttle service. This shuttle will conveniently pick you up at home and bring you right to The Village with ski gear and all. Did we mention the views in Olympic Valley? The towering, snow capped granite peaks of Palisades Tahoe could rival lakefront views any day. Many homes and condos take this into consideration and frame the famous peaks of KT-22 and Granite Chief from their living room windows. 

Alpine Meadows

Alpine Meadows, the other mountain under the Palisades Tahoe umbrella is a much more quiet and subdued neighborhood. It’s not as “flashy” yet it has the same jaw dropping views. You’re at a slightly higher elevation than Olympic Valley which means more snow, so you’ll definitely need your snowblower in good working order. Access to hiking trails like Five Lakes and Scotts Peak in the summer time is the perfect escape from Tahoe madness and the dogs will love it too! The all-new gondola that will connect the two base areas of Palisades Tahoe will be an absolute game-changer and we anticipate that Alpine Meadows home values will start to tick up once construction is complete. Alpine Meadows residents can also take advantage of the Mountaineer service and catch a ride to the base area at Alpine or to The Village in Olympic Valley.

Village at Northstar

Northstar at California is another favorite resort of North Lake Tahoe and offers skiers and riders unrivaled amenities and groomed slopes. If you’re looking for classic ski lodges and long groomed runs, Northstar is for you. In the summer, this resort boasts downhill mountain biking and summer festivals with wine and beer tastings. With close proximity to 80 and Truckee, this neighborhood is perfect for the family that travels back and forth and calls Truckee their “second home.” When you live in The Village at Northstar, you won’t have to deal with the hassle of taking a shuttle to the resort, you’ll already be in the heart of the action. That also means you can have that glass of wine after ice skating and not worry about getting home. 

Sugar Bowl

Sugar Bowl is a true, authentic alpine community. The resort is comprised of 12 lifts that spans across 1,650 skiable acres. On the summit of Donner, this area sees a lot of snow and quiet lift lines. In fact, Sugar Bowl put a cap on how many passes they sell in order to make the skier experience that much better -- especially during covid times. The intimate community that surrounds Sugar Bowl is truly unique. The homes in this neighborhood are truly Alpine chalets. Many of the homes can only be accessed by snowcat, which provides a serene, quiet setting for those looking to really be immersed in nature. Paid that with quiet powder days and you have the ultimate skies paradise.

Tyrolian Village in Incline Village

Tyrolian Village is a High Alpine community that is closest to Diamond Peak -- the only ski resort in Incline Village. This community boasts incredible views of Lake Tahoe and easy access to the slopes in the winter plus summer access to hiking trails and the famous Tyrolean Downhill (if you’re a mountain biker). Many of these homes have a European flare to them with big open decks to catch a sunset and open concept living spaces to easily entertain. Incline Village homeowners also gain access to privileges and amenities like 3 private beaches, 2 golf courses, recreation center, tennis courts and have the added bonus of being in tax friendly Nevada.
